Our History

The Cross Fox complex was constructed in 1969 as rental property. It was converted to  condominiums on April 23, 1974. It is comprised of townhomes and garden apartment-style buildings. Each of the garden apartment entrances has six one bedroom apartments and six two bedroom apartments. The buildings are spread over 11 acres of property.

One-bed units are approximately 900 square ft, two-beds 1,100 square ft, and townhome units are 1,500 square ft. The varying types of units, garden and townhouse, have different requirements and challenges. They are both part of the same condominium association, with equal rights; it is far more efficient and less expensive to have a single Board of Directors manage the buildings, maintenance, and common areas.

Common element costs are allocated as follows:

  •     Each one bedroom apartment unit:      0.3117%
  •     Each two bedroom apartment unit:    0.3963%
  •     Each townhouse unit:                             0.6157%

244 Total dwelling units are comprised of:

  • 96 one-bed garden units
  • 96 two-bed garden units
  • 52 townhome units​

The Cross Fox By-Laws state the official name as Cross Fox Condominium, Inc., but the reality is that Articles of Incorporation were never filed, so it shall be referred to as the Cross Fox Condominium Association.  It has a Master Deed, By-Laws, and Rules, all of which are derived from, and consistent with, the Maryland Condominium Act, and like a corporation each unit owner is a member and has rights and responsibilities described in those documents.

Your Home

When Cross Fox was converted to condominiums, many  improvements and renovations were made to the units.  However, two major items could not be changed without massive, and very expensive, modifications:

  • Common gas lines, meaning there is one major gas line entering each building, and unit gas is tapped from the main line
  • Common water, which also works by tapping into the main line

There is no individual billing for water or gas usage, which means the entire amount is divided among unit owners and added to the monthly condominium assessment. Each unit owner has the responsibility to ensure that water and gas is conserved, which means checking plumbing for leaks, keeping showers short, and limiting car washing.

NoteUnit owners or tenants who want to be added to the Cross Fox Email address list may send a request to Ami Gamber. Make the subject of your email “Cross Fox Email List”.  Include your name, Cross Fox address and unit number in the email.  Also, please note whether you are an owner or tenant. This email address will be used to disseminate current, pertinent information to subscribers such as information bulletins, special notices, etc.   

Architectural Changes

Owners must request and receive written approval from the Board of Directors prior to commencement of any work on the exterior of the home. In addition, owners must request and receive written approval from Wilde Lake Community Association prior to commencement of any work on the exterior of the home. ​Here is a list of common exterior changes – the list is not exhaustive. If it changes the look of the outside, it requires approval. If you are not sure, please contact CVI

  • Replacements – Window, Sliding Door, Front Door, Storm Door, etc.
    • All windows and screens must have exterior trim color of Berger Coil – Royal Brown
  • Additions – Sheds, Balcony or Front Door Enclosure
  • Large Landscaping – Tree Removal or Installation within patio (Townhomes), any kind of landscaping
  • Painting – Front Doors must be painted in compliance ​with Community Standard
  • Light Fixtures (Townhomes)
  • Exterior Mounted Security Devices/Doorbells or Any Other Surveillance/Camera

The application along with all back-up should be forwarded to Ami Gamber agamber@cviinc.com as ONE pdf. Please be sure to include a brief description of the project on the first page of the application even if you are attaching a proposal or drawings. Include color samples, brochure photos, a picture of the existing, etc. Include all materials which will help in reviewing the proposed change.

PLAN AHEAD: Architectural changes take time to review!

​Applications are reviewed by the Board of Directors. It can take up to 45 days to receive an answer. Proceeding with an exterior change prior to receiving approval from Cross Fox AND Wilde Lake Community Association may result in fines and/or the Association or Wilde Lake requiring removal of the change.

Don’t spend money twice. Get approval first.
